There is a concrete center aisle with cross-ties and folding saddle racks allowing you to tack up 6 horses at the same time, which is great for group lessons and riding with friends. Theres a wash rack with hot water, fly spray system, client tack room, owner tack room with cabinets, sink and refrigerator, feed room, and storage area for muck buckets and forks, etc. Behind the stalls is a large area for storing hay and shavings, so you never have to leave the barn in the rain to feed hay to your horses. In fact, the owners have stored up to 1,700 bales of hay and a semi-load of baled shavings in the barn, allowing the ability to place larger orders to get better pricing and quality. For ease of turn-out, the round pen has gates to the barn and the 2 largest pastures, allowing you to simply close the front barn doors, open the stalls for the horses in that pasture and let them walk in or out on their own. The outdoor arena is 100 x 200 feet with Halogen lighting, perfect for you or your clients to ride in the evening after work. The arena footing contains about 6 inches of limestone screenings and another 6 inches of cushion sand. It is large enough for group lessons, jumping, barrel racing or the 20-meter by 60-meter size standard dressage arena. During inclement weather, you can ride in the 60 diameter, indoor round pen attached to the stall area. The round pen walls are slanted solid wood with steel gates, keeping your foot from hitting the wall while riding. Near the barn is a 30x30 insulated and paneled shop building with a spacious client bathroom that has enough room to change in and out of riding clothes, plus washer and dryer hookups, used for washing horse blankets and saddle pads. The driveway is asphalt and concrete with ample room to park several large trailers and trucks. The single-story 2-bedroom, 2-bath brick home is very attractive. It has a metal roof, wood shutters and a large covered front porch. Inside, there is ceramic tile throughout, granite counter tops, custom ash cabinets and a fireplace. Theres an additional room that can be used for a second living area, office, exercise or game room. After a great day of riding, relax by the in-ground rock fire pit on the homes patio. The owners clients love sitting around the fire together with a glass of wine or margarita swapping horse stories. The property offers city water and DSL hi-speed internet is available.
