Our tenants typically stay with us over 5 years because we are fair and provide good properties and attentive service because we appreciate the people who choose to live in our homes. We have been blessed with wonderful people and families who rent from us. Our tenants are clean and take care of our homes as they would their own because we are selective of the type of people we approve. If you have a bad rental history (unclean, damages, late rent payments, negative landlord feedback, etc), spotty employment or a criminal background history that was violent or sexual in nature, please don't bother applying. We will not approve you. However, if you have had an eviction, depending on the circumstances and how long ago it was, we may still be able to approve you because in that case our company policy requires first and last months rent paid upfront along with a larger security deposit against damages. You must have an otherwise positive verifiable rental history and stable employment. If you have verified renting history of less than 3 consecutive years at the same location we will require first and last month rent paid upfront along with standard security deposit. We encourage long term tenants. Pets are ok with additional pet deposit of $300 and pet rent of $25 per animal. All pets are subject to community HOA / management approval prior to lease. We are dog lovers too, but our insurer will not allow dogs larger than 30 pounds or breeds with a negative reputation (you know which ones). We offer a $10 early rental payment discount (rent paid before the first of each month). Hookups are provided for washer & dryer. Some of our properties may have washers and dryers already in unit, usually because a previous tenant chose to leave them with us. In that case we have not removed them for convenience of new tenant. If you choose to use them responsibility for service and maintenance will be by the tenant. There are local resellers in the area who offer used appliances fairly cheap. We can direct you there if necessary.
