Please treat the space with respect and care. Parties & Guests No parties or gathering events Only registered # of guests on the reservation are permitted Unauthorized guests or visitors are not allowed. (allowing them without permission is a violation) Smoking No smoking of any kind anywhere inside the house, garage, or driveway, or near windows. Smart smoke detectors are installed Smoking is allowed off-premises only (Guests must dispose of buds properly) Smoking or tampering with detectors will result in fines up to $2,500 and immediate removal Noise Low Noise Hours: 10:00 PM 8:00 AM No street nuisance. (Please be mindful of neighbors) Noise Monitoring Devices Installed (Devices do not record audio) Sustained noise over 90 dB for 5+ minutes triggers an immediate alert to guests. This typically happens only with loud music, parties, shouting/screaming, or similar high-volume activities. Repeated violations and disturbances after notification may result in reservation cancellation and removal Normal conversation & TV volume, casual music, cooking, laughing, etc., will not trigger anything. A Note About Nature: Due to Houston's warm and humid climate, occasional encounters with insects, rodents, or small wildlife can occur despite our regular professional pest-control and preventative maintenance efforts. While these natural conditions are beyond our control and do not qualify for any refunds, our team is committed to providing prompt assistance and support should any concerns arise during your stay. SECURITY DEPOSIT or DAMAGE WAIVER (REQUIRED) Guests are required to select one of the following options after booking via the secured Guest Hut portal: - $29 per night nonrefundable damage waiver (capped per stay), or - $750 refundable security deposit This is a required step for all reservations to complete before check-in and will be collected externally via a secure Guest Hut portal. PET POLICY AND FEES - No pets at any time - Violations may incur a $500+ fine and/or immediate reservation cancellation AGE REQUIREMENT & ID VERIFICATION - Primary guest must be 22+ - Guests 1822 may book with a $49 one-time fee (per reservation, one guest only) - All guests 18+ must complete ID verification before check-in Verification includes: government-issued ID, selfie verification, and signing the rental agreement/house rules in your Guest portal after reservation. Failure to verify may result in cancellation without refund. OPTIONAL ADD-ONS (Subject to Availability) Early Check-In / Late Check-Out - 1 hour: $59 - 2 hours: $89 Unapproved late departures will incur fees per our House Rules.
