We are offering the main house, which is about 6,300 sq ft. The house is about a half-mile from the center of the village, across the street from the harbor. Zillow does not have a space for two different rates. The rent is $7,500 a month all months but July and August. The rate for July and August is $10,000 a month (or prorated portion of those months). We are looking for long term tenants, with a minimum of a six-month lease. However, we are open to special circumstances if the fit is right.
There are five bedrooms in the main house, and three-and-a-half baths. On the ground floor there is a master bedroom with two dressing rooms and a large bathroom with a Jacuzzi. This suite has its own entrance from the driveway. There is a guest half-bath off the main hall. Also on the first level is the laundry room, entrance to attached garage, kitchen, dining room with fireplace, first level of solarium, study, music room with fireplace, half-bath, and art studio. There is a deck off the living room with two staircases, one to the lower garden and one to the courtyard.
On the second story, there is a suite with two bedrooms and a bathroom in between. The upper level of the solarium is off the second bedroom. This space could be rearranged to one bedroom and a sitting room by taking the double bed out of the first bedroom. Also on the second story are two other bedrooms: one with a double bed and one with two twin beds. There is a full bath on that side, as well.
There is a deck, an upper lawn and lower lawn, a gardening shed, and a stand-by generator. The in-law apartment, which can be locked off from the main house- and has its own entrance/exit to the driveway- will be reserved for our occasional use. In the off-season, we will come up very rarely. As the weather gets warm, we may come up more often, but likely not until the second week of June.
The house is in a convenient location: a few minutes' walk to downtown, a few minutes' walk to Laite Beach, an easy bike ride to Rockport Harbor, a quick drive to Camden Hills State Park, and a 15-minute kayak paddle out to Curtis Island. The local grocery, post office, restaurants, shops, and town park are within easy reach- all are within half a mile of the house. You can see the inner harbor from our deck (more so since the photos, because a tree fell over in a storm!) but the house is on a hill and very private because of the tall hedgerow and other mature landscaping. Our neighbors are wonderful (and are quiet). The house has central AC in the bedrooms, it is heated by oil-fueled hot water baseboard and electric "kick" heaters and wall heaters, and an air exchanger that pulls hot air down from the upstairs landing to the living room. The solarium is not heated, so it is not practical to use in the cold months (although the upper level warms up well on a sunny fall day), and the doors must be kept closed during the cold months.
The kitchen has brand new fridge and dishwasher, and an AGA stove, for people who enjoy a challenge and the ability to bake many pies at once. It also has a conventional stovetop and oven, for those who do not enjoy a stove and oven related challenge.
The house is fully furnished with typical furniture and equipped with everything the occupants might need, including office supplies at the desks, towels and linens if a tenant wishes to use ours, numerous kitchen gadgets and appliances, placemats, coasters, glassware, dishes, candlesticks, vases, etc. Hundreds of books, art on the walls, area rugs, cozy throws, many pillows. There are two vacuum cleaners and lots of cleaning supplies. However, it is important to note that this house is big and unless you adore cleaning all day, is it probably wise to have some outside help with housekeeping. There is a large media library consisting of VHS tapes, DVDs, music cassette tapes, classical CD collection, and audio books. There is a baby grand piano in the music room, a grandfather clock, a barometer, wind chimes, and outdoor wicker furniture (on the deck) and cedar furniture (in the lower garden). The deck and lawn furniture will be covered Nov.-April to protect it from the elements.
There is a hammock that tenants can bring out of the garage and use (we will get a frame if you want to use the hammock), and additional outdoor chairs stored, plus a card table.
TVs: one in downstairs master bedroom (w/ROKU), one in dining room with integrated DVD player and ROKU) (Dining room TV is inside a media center with the stereo. The stereo has CD, radio, and tape components), one TV is in the study (CRT with DVD player and VHS player). This is a bit of an analog house, but tenants are welcome to bring in more modern technology. We have newly-installed fiber Internet, with routers throughout the house.
Garage and laundry room are outfitted with many items that a tenant might find handy. There is room in the garage for one car (we have one car stored there, but do not use it) and the driveway can accommodate about eight vehicles if you arrange them carefully. The art studio has a sink, large easel, and lots of storage for supplies. We have many Halloween and Christmas decorations in the basement which tenants are welcome to use. There is a gardening shed with lots of pots and tools for tenants to use for container gardening. (If a tenant loves gardening, and wants to take on the weeding and light pruning of the courtyard and rose bushes, we will will reduce the rent accordingly. Otherwise, we have a gardener who does a spring and fall clean-up.)
We are open to requests that a tenant may have to make their tenancy more comfortable or to their taste. If it's reasonable and we can do it, we are happy to help.
Tenant may contact CMP (power) and PG Willey (oil) for past utility costs of running the house.
A note about pets: No cats or dogs or birds, but we welcome well-cared for small animals such as rabbits, gerbils, chinchillas, etc. Chicken coops and runs are acceptable. Rabbits are allowed to free range as long as they are litter box trained. Pet deposit of $500 is required for any animals in addition to the regular damage deposit. Fish are allowed in smaller set-ups (no huge tanks).
Tenants are responsible for oil, electricity, water, and sewer, and cable if they choose to install cable or satellite TV service. Included in rent are: Internet, trash pickup, snow plowing, landscaping and mowing.
We are seeking long term tenants; a six-month lease or more is preferable.
There is a lease that details the requirements and restrictions as well as tenants and landlord's rights. No smoking, no loud noise outside on the property after 10pm.
