Homeowners Association (HOA) Compliance: The leased premises are subject to the rules, regulations, bylaws, and covenants of the Condo Association. Tenant agrees to abide strictly by all current and future HOA guidelines. A material or repeated violation of any HOA rule constitutes a direct breach of this Lease Agreement and serves as lawful grounds for immediate eviction. 3. Specific Community Regulations: Tenant explicitly acknowledges and agrees to the following specific community restrictions. Trash Disposal: All household trash must be placed entirely inside the designated neighborhood dumpsters. No trash bags, loose debris, or items may be left on the ground outside or around the dumpsters. Bulk Trash: Only standard household waste that fits COMPLETLY within the dumpster may be disposed of on-site. Large items, furniture, mattresses, or bulk waste are strictly prohibited. Tenant is solely responsible for hauling bulk items to a city waste management facility at their own expense. Vehicle Maintenance: No mechanical vehicle repairs, oil changes, or car washing are permitted within the parking lots or common areas of the property. Prohibited Vehicles: Recreational vehicles (RVs), commercial trailers, boats, and campers are strictly prohibited from parking in the community parking lots at any time. 4. Association Fines: Any monetary fines, penalties, or legal fees levied against the Landlord or the property by the HOA as a result of actions by the Tenant, their occupants, or their guests shall be paid immediately by the Tenant to the Landlord as additional rent by the next due rent payment. That being said, the HOA is very nice and they work hard to keep the community clean and safe for you to enjoy! They are not a bunch of Karens and we have no problems with them.
