Continuous adult supervision is required at all times for any visiting children near or in the water. For safety glass containers are strictly prohibited anywhere inside the lanai or pool area. Diving is not allowed, and no large parties or loud events are permitted. * Mail & Packages: The address cannot be used as a permanent residence, and no mailbox key is provided. Please use local Amazon Lockers or a temporary P.O. Box for deliveries. * Security: For guest safety and property security, the home features exterior-only security cameras. Arrival, Departure & Home Care * Timing: Check-in is at 4:00 PM; check-out is at 11:00 AM. * Check-in Code: Your unique door code will be sent to you the morning of your arrival. To ensure availability, early arrivals or late departures require booking an additional day. * Reporting Issues: Please report any pre-existing damages or maintenance issues within 24 hours of arrival to avoid deductions from security and damage deposit. * Starter Supplies: A complimentary starter kit of toilet paper, paper towels, dish/hand soap, laundry detergent, trash bags, coffee pods, shampoo, and conditioner is provided. Guests are responsible for restocking supplies as needed. * Lost Item Fees: A $50 replacement fee applies per item for a lost golf cart key or garage door opener or remote Complimentary 4-Seat Golf Cart * Courtesy Amenity: Provided free of charge, operated entirely at the renters risk. * Driver Rules: Drivers must be fully licensed, over 25 years old, and stick to cart-permissible paths. Downloading The Villages App is highly recommended for its golf cart GPS. * Maintenance & Fuel: The landlord will make reasonable repair attempts if a breakdown occurs, but cart availability is not guaranteed and no discounts apply. Return the cart with a full tank of gas to avoid a $50 fee. * Liability: Renters assume all liability for injury or damage. A separate signed liability waiver must be returned before using the cart. The Villages Resort Amenities * Resident ID passes: are available from The villages offices for $50 for 2. * Guest Passes: Free guest passes can be obtained for approved visitors on the lease, giving access to recreation centers, sports courts (pickleball, tennis, bocce), and over 2,000 social clubs. Utilities: * All-Inclusive Utilities: Rent covers water, electricity, gas, trash, Wi-Fi, lawn care, landscaping, and pest control. Pool maintenance occurs weekly. * Cancellations & Travel Insurance: Travel insurance is strongly recommended to protect against unexpected illness, flight delays, or weather disruptions. **Cancellations Outside 90 Days If the Tenant cancels the reservation ninety days (90) or more days prior to the check in Date, the Reservation Deposit shall be refunded. Any other monies paid toward the final balance or security deposit shall be refunded in full. **Cancellations Within 90 Days If the Tenant cancels the reservation within ninety (90) days of the check in Date, and we are unable to rebook the property for the rental term, all monies paid (including the Reservation Deposit and Final Balance) are strictly non-refundable, except for the Security & Damage Deposit. If we are able to rebook the property all monies paid will be returned minus a $250 administration fee and any difference due to change in rental rate or term. All reasonable efforts will be made to rebook the property. **Tenant Screening & Safety Requirements: To ensure a safe and wonderful stay, and to respect our neighborhood in The Villages, we require the following screening steps for all bookings: *By signing rental agreement, tenants consent to a third-party identity and short term rental background check. Unsatisfactory results may result in immediate cancellation of rental agreement. Reservation deposit, if any, will be returned to tenants.*
