1. PARTIES AND PREMISES
This Month-to-Month Residential Lease Agreement ("Agreement") is entered into between NPG STAR Holdings ("Landlord") and the Tenant identified above. Landlord rents the dwelling unit identified in this Agreement to Tenant for residential purposes only, subject to the terms of this Agreement and applicable Ohio law.

9. MAINTENANCE AND REPAIRS

10. ALTERATIONS
Tenant shall not make material alterations, install fixtures, paint, change locks, or make other modifications without Landlord's prior written consent, except as otherwise permitted by law.

14. ENTRY BY LANDLORD
Landlord may enter the Premises as permitted by Ohio law, including for inspections, repairs, services, showings, or other lawful purposes, with the notice required by law except where an exception applies.
15. MAINTENANCE OF COMMON AREAS
Tenant shall keep hallways, entrances, stairs, laundry areas, yards, and other common areas clear of personal property and shall follow reasonable and lawful building rules communicated by Landlord.
16. RULES AND REGULATIONS
Tenant shall comply with reasonable and lawful rules concerning safety, sanitation, noise, parking, trash, common areas, and use of the Premises.
Material changes to the parties' rights and obligations will be handled as required by law.
17. INSURANCE AND PERSONAL PROPERTY
Tenant is responsible for Tenant's personal property and is encouraged to obtain renter's insurance.
Landlord's insurance does not insure Tenant's personal property.
Tenant is responsible for damage caused by Tenant or Tenant's occupants or guests to the extent permitted by law.
18. ASSIGNMENT AND SUBLETTING
Tenant shall not assign this Agreement or sublet the Premises without Landlord's prior written consent, except as otherwise required or permitted by applicable law.
19. DEFAULT AND REMEDIES
Failure to pay rent or comply with this Agreement may constitute a default.
Landlord's remedies are limited to those permitted by Ohio law, including any required notices and court procedures.
Nothing in this Agreement authorizes self-help eviction, unlawful lockout, seizure of Tenant's property, or any remedy prohibited by law.
20. TERMINATION AND SURRENDER
At the end of the tenancy, Tenant shall vacate, remove personal property, return keys and access devices, and leave the Premises reasonably clean and in substantially the condition required by this Agreement, ordinary wear and tear excepted.
Termination notices shall comply with applicable law.
21. ABANDONED PROPERTY
Any personal property left behind after termination or surrender will be handled in accordance with applicable Ohio law.
Tenant should not leave personal property at the Premises without written arrangements with Landlord.
22. LEAD-BASED PAINT DISCLOSURE
For housing constructed before 1978, the federally required Lead-Based Paint Disclosure and EPA pamphlet must be completed and provided as required before the lease is signed.
If applicable, the Lead-Based Paint Disclosure is attached.
If the property was built in or after 1978, the disclosure is not applicable.

24. NOTICES
Notices shall be delivered in a manner permitted by applicable Ohio law and to the address or contact information designated by the receiving party.

25. ENTIRE AGREEMENT AND SEVERABILITY
This Agreement and any signed addenda constitute the agreement between Landlord and Tenant concerning the Premises.
If a provision is unenforceable, the remaining provisions remain effective to the extent permitted by law.
No provision of this Agreement is intended to waive a right or obligation that cannot lawfully be waived.
26. OHIO LAW
This Agreement shall be governed by applicable federal, state, and local law, including the Ohio Residential Landlord-Tenant Act where applicable.
If this Agreement conflicts with a mandatory legal requirement, the mandatory requirement controls.
