Lease Terms
Rent:
Monthly rent is $2,400, due on or before the 1st day of each month. Rent is considered late after the 5th day of the month. A $75 late fee may be charged in accordance with Washington law.
Payment Method:
Rent may be paid electronically through Zillow or Zelle. Tenant consents to electronic payment. A non-electronic payment method will be made available upon request in compliance with Washington law.
Returned Payments:
Any returned or rejected payment may result in a $40 NSF fee, or the maximum amount allowed by Washington law.
Security Deposit:
A refundable security deposit of $2,000 is required. A written move-in condition checklist, signed by both Landlord and Tenant, will be completed at or before move-in. The security deposit will be held in a landlord trust account as required by Washington law. Any remaining deposit will be returned within 21 days of move-out with an itemized statement if deductions are made.
Utilities:
Tenant is responsible for all utilities, including electricity, water, gas, internet, and cable. Landlord is responsible for garbage service and lawn maintenance unless otherwise agreed in writing.
Occupancy & Use:
Only occupants approved on the lease may reside at the premises. Subleasing, assignment, or short-term rentals (including Airbnb) are prohibited without prior written consent. Premises are for residential use only.
Pets:
Pets are allowed only with prior written approval. A non-refundable pet fee of $200 is required. Tenant is responsible for all pet-related damages, cleaning, or pest treatment.
Maintenance & Repairs:
Tenant shall maintain the premises in a clean and sanitary condition and promptly report needed repairs. Landlord is responsible for major repairs, including structural components, plumbing, electrical systems, heating systems, and landlord-provided appliances. Tenant is responsible for damages caused by misuse, neglect, or failure to report issues.
Right of Entry:
Landlord may enter the premises with 2 days' notice for repairs or maintenance, 1 day's notice for inspections, or immediately in the event of an emergency, in accordance with Washington law.
Insurance:
Tenant is required to maintain renter's insurance covering personal property and personal liability for the duration of the tenancy and must provide proof within 10 days of lease signing.
Smoke & Carbon Monoxide Detectors:
Landlord provides required smoke and carbon monoxide detectors. Tenant is responsible for maintaining detectors and replacing batteries as needed.
Termination & Early Termination:
Either party may terminate the lease at the end of the lease term with 60 days' written notice. Early termination by Tenant may result in liability for rent until the unit is re-rented. Landlord will make reasonable efforts to re-rent. The security deposit shall not be automatically forfeited.
Month-to-Month Conversion:
At the end of the lease term, this lease shall automatically convert to a month-to-month tenancy under the same terms unless either party provides written notice of non-renewal at least 60 days prior to lease expiration.
Abandonment:
If Tenant abandons the premises, Landlord may retake possession and handle Tenant property as permitted by Washington law.
Attorney Fees:
In any action arising out of this lease, the prevailing party shall be entitled to reasonable attorney fees and costs as permitted by law.
Governing Law:
This lease is governed by the laws of the State of Washington.
Severability:
If any provision of this lease is found unenforceable, the remaining provisions shall remain in full force and effect.
