The lease will be active for 12 months. The tenant pays for electricity, water/sewer, and trash removal. Any repairs up to 500$ are covered by the tenant. The tenant should inform the landlord immediately about any issues they encounter. Upon exit, the house needs to be professionally cleaned, and the carpet needs to be steam cleaned. A receipt will need to be provided. Any additional repairs/ cleaning fees that the landlord needs to take care of will be deducted from the deposit. Tenant needs to give a 2 month notice before vacating the premises.
