The house was built in 2020 located in a safe and beautiful neighborhood in Windermere. You can see the Disney Magic Kingdom Fireworks from the house window every night. The house is within 20 min drive to all the Disney parks and Disney Springs. The house is also within 15 min drive to different grocery stores including Walmart and Publix. The house is also close to shopping centers including target, best buy, Nike store, Lowes, Old Navy...etc... within 20 min drive that provides all the shopping needs. All adult applications and occupants (18 years of age or order) must provide a valid government-issued photo identification prior to lease approval. Tenant shall be solely responsible for establishing, maintaining and paying for all utility services serving the premises, including but not limited to electricity, water, sewer, internet and cable. No smoking is allowed inside the house and garage. Tenant agrees that neither tenant nor tenant's occupants, guests, or invitees shall smoke anywhere on the premises in violation of this addendum. If evidence of smoking is found inside the premises, tenant shall be responsible for all the necessary remediation to restore the premises. Tenant agrees to pay a minimum remediation charge of $500, plus any additional actual costs incurred by landlord if damages exceed that amount. The lease period is 6 months. After the initial 6 month term, the lease shall automatically convert to month to month. Pets are allowed only if written approval is provided. Tenant is responsible for all pet-related damage, stains, odors and landscaping or structural damage. Minimum remediation fee is $500 plus actual costs. Carpets, flooring, and furniture must be professionally cleaned/deodorized if pets were present. Tenant indemnifies landlord for any pet liability. Upon termination of tenancy, tenant shall return the premises in the same level of cleanliness as at move-in. The furnishings are provided for tenant's use only and shall remain the property of landlord. Tenant shall not remove, dispose of, sell, modify, or replace any furnishings without landlord's prior written consent. Tenant is responsible for light bulbs, air filter changes, minor plumbing clogs, pest control caused by tenant. Landlord is responsible for major system (AC, Plumbing, electrical) and structural repairs. Landlord may enter with 12 hour notice. For repairs, inspections, showing to buyers or future tenants. Immediately in emergencies. The rent is due on 1st of each month. It is $2500 per month. There is a five day grace period. The late fee is $50. Check or cash is NOT accepted to pay for rent fees. Early termination fee is an additional rent fee. The 1 month security allows deduction for unpaid rent, damages, cleaning beyond normal wear & tear, pet damage and smoking remediation.
