    Available for early move in and 1 year lease starting Dec 1, this spacious 3 BR, 3 Bath, well-lit, home is your retreat in the center of the city. The rooftop deck is great for summer hang outs, with views from Mt. Rainer to Baker. The freestanding house was fully remodeled this year including a new kitchen and bathrooms, brand new hardwood and tile flooring, mini-split heat pump (AC), and tank-less hot water. Three bedrooms are large enough for at least a queen bed, dresser, and desk. Each bedroom has a private bath and two have walk-in closets. The 2-car garage can store all your gear with parking for two cars in the driveway side by side. The home is on a quiet, dead end side street just a few minutes walk to Seattle U, Seattle Central, Downtown, Trader Joe's, Madison Market, and all the shops and bars of Cap Hill (Walk Score: 93) and a short bus ride to Downtown. (Close to #2, #48 and #12 bus lines.) The landlord and property manager are local but do not live on premises or near. 1 yr lease w/ option to extend. Owner pays for water/sewer/garbage and is billed to tenant. Tenant covers all utilities. 1st and Security deposit, equivalent to last months rent, due upon signing. **Screening criteria for each adult applicant: Qualified tenants for 1426 B 18th Ave, Seattle WA 98112 must meet the following criteria: 1) Credit score of 660 or higher. 2) Charge-offs, unpaid debts, or a history of delinquent payments may result in denial of tenancy. 3) The combined monthly income of all renters must be at least 3x the monthly rental amount. 4) Most recent paycheck stub must be provided as part of application. Self-employed applicants must provide proof of income by tax returns. 5) 2 years of verifiable residence history or home ownership will be verified through tax assessor's office and credit report. Please make sure all contact info is correct. 6) Two (2) or more 3 day notices within a 12 month period may result in denial. 7) Two (2) or more NSF checks within a 12 month period may result in denial. 8) Any history of unpaid past due rent, significant property damage, disturbances of neighbors may result in denial. Your application may be denied if your current or previous landlord would not rent to you again based on your actions. There is a $40 application fee. If we do not perform a background check, that fee will be reimbursed if you provide a means to do so. **Other Lease Terms: SMOKING: No smoking is allowed inside the premises. Vaping is allowed outdoors on the grounds and on the balconies and roof deck. PETS: Fish, reptiles, and other pets in cages are allowed under this rental agreement. Any damages caused thereby shall be the responsibility of the lessee. All other pets are prohibited. Pet deposit for small animals: $200 SECURITY DEPOSIT: First and last month's rent. First month's rent shall cover the rent for the first full month of occupancy. THERMOSTAT: Tenants are required to keep heat at at least 50 F at all times during the months of Oct through May to prevent pipes from freezing. INSURANCE: Lessor is not responsible for any personal property on the Premises. Lessee will be responsible for all Lessee's personal property on the Premises and hereby relieves the Lessor of all risk that can be insured thereunder. PARKING: Vehicles improperly parked, blocking aisles, or cars will be towed. All motorized vehicles are restricted to designated areas only and must use ordinary traffic lanes of ingress and egress. CONDITION OF PREMISES AND REPAIRS: Within seven (7) days after signing of this lease, Lessee shall note all defects or damages on a move-in inspection form and return it to Lessor for a receipted copy. All glass/screens, doors, locks, mailbox doors, mailbox locks, and their parts, and all window glass and window parts are the responsibility of the Lessee for repair and replacement if damage is caused by Lessee. They are to be repaired by Lessor within three (3) days of any malfunction or breakage. The Lessee agrees to reimburse the Lessor immediately for the cost of all repairs to damage caused by the Lessee. Lessor is to be promptly notified that the damage has occurred so that Lessor may inspect and coordinate repair. All such breakage, repairs, and inspections shall be recorded and kept in the lease file. If not repaired promptly, Lessor may make necessary repairs for safety, security and well being of the Premises and the cost of said repairs will be billed to Lessee. Lessee is responsible for notifying the Lessor of any required repairs of the premises. Lessor is allowed to schedule repairs to occur while Lessee or other residents are present on the property. Lessee is responsible for the cost to repair damage to walls, floors, carpet, window treatments, fixtures, and appliances beyond normal wear and tear. If not reimbursed by the lessee, the damage deposit may be used to cover this damage. RESPECT FOR NEIGHBORS: Noise outside the property walls shall be kept to a conversational level, including music and interactions on the roof deck.
