Fully furnished 3 BR, 4 BA duplex in a quiet neighborhood, with great views, and an easy drive to downtown and the ski resort. Rent includes utilities. Dog allowed with prior approval. We are renting our home out as a winter seasonal rental only, with a 4-month minimum - available dates of 12/1/25 - 4/12/26 (extra days in April will be prorated). The duplex is located in the Fish Creek Falls area, at the end of a short dead-end lane, offering great views of the ski resort, which is 4 miles away. Downtown Steamboat is 1.4 miles away. This is our primary residence, so it is fully furnished. Our personal property will be in the home, but we'll empty all bedroom closets, dressers, and bathroom drawers for the tenant, and have it fully cleaned. The tenant will have access to our 2-car heated garage, 3 bedrooms and 4 bathrooms, and a large wrap-around front deck with gas grill. The lower level has a BR with a king bed and private bathroom, and a large laundry room with washer, dryer, games and puzzles for the whole family. Holiday decorations are also available. The main level consists of the living room, kitchen, dining room for entertaining, a full bathroom, and sliding doors to both the backyard and side deck (great for watching fireworks at the ski resort). The upper level has 2 bedrooms and 2 bathrooms. The master bedroom has a queen bed, large walk-in closet and full bathroom. The other bedroom has a full bed, its own bathroom, and a loft area with inflatable queen bed. For the little ones, there are misc. toys, games, and eating utensils. The rent includes all utilities which are estimated to be $725-750/month. This includes electricity, gas, water/sewer, TV/cable, and weekly trash/recycling. It does not include plowing costs. Plowing on Bluebird Ln is contracted out, but it is the tenant's responsibility for making monthly payments (approx. $40/plow). If the cost of utilities exceeds $800/mo., tenant will be responsible for any overages. A dog is allowed, on a case-by-case basis, and a pet deposit will be required. The neighborhood is mainly full-time residents, so the tenants must be quiet and respectful. No smoking of any kind is allowed. Security deposit, first month's rent, pet deposit (if applicable), and non-refundable cleaning fee due upon signing of lease.
