Tenant is responsible for all utilities associated with the property (water, electric, trash pickup, internet, ect). All appliances are "as is" and in the even the washer or dryer fail they will not be replaced by the landlord. The tenant is welcome to install their own washer/dryer. Guests (anyone not listed in the lease) are not to excessed a week visiting without notice to the landlord. Standard maintenance (lawn, ac filters ect) is the responsibility of the tenant.
