RENTAL TERMS & OCCUPANCY The Property is rented on a short-term to mid-term basis only and is fully furnished. The Rental Term shall begin and end on the dates specified in the reservation confirmation. The Property shall be occupied only by the Guest(s) listed in the reservation No subleasing, assignment, or additional occupants without prior written consent from the Owner The Property is for residential use only Payment of rent constitutes full acceptance of all terms herein. 2. CONDITION OF PROPERTY The Property is provided "as-is" and fully furnished. Guest acknowledges that they have reviewed photos and/or inspected the Property and accepts its condition upon occupancy. Guest agrees to: Maintain the Property in good condition Use furnishings, appliances, and fixtures responsibly Report maintenance issues promptly 3. USE & RESPONSIBILITY Guest uses the Property at their own risk and agrees to comply with all: House rules City, county, and state laws Guest is responsible for the conduct of all occupants and visitors and for any damage caused during the Rental Term. 4. DAMAGES & SECURITY Guest shall be responsible for: Any damage beyond normal wear and tear Missing or damaged furnishings Excessive cleaning required at checkout Owner may deduct repair or replacement costs from any security deposit or pursue reimbursement if damages exceed the deposit. 5. INDEMNIFICATION & LIABILITY WAIVER Guest releases, waives, and agrees to indemnify and hold harmless the Owner from any claims, damages, injuries, losses, or liabilities arising from: Guest's occupancy or use of the Property Accidents, injuries, or loss of personal property Acts or omissions of Guest or Guest's visitors 6. NO WARRANTIES Owner makes no warranties, express or implied, regarding: Safety Habitability Fitness for a particular purpose The Property is provided "as-is", and Owner shall not be liable for any inconvenience, injury, or loss except as required by law. 7. INSURANCE & PERSONAL PROPERTY Guest is solely responsible for obtaining any desired renters or travel insurance. Owner is not responsible for: Theft Loss Damage to Guest's personal belongings Vehicles or items parked on or near the Property 8. UTILITIES & SERVICES (if applicable) Unless otherwise stated in writing: Utilities are included Internet is included Washer and dryer are provided 9. NO SMOKING / NO ILLEGAL ACTIVITY No smoking of any kind inside the Property No illegal activity permitted Violation may result in immediate termination without refund 10. TERMINATION Owner reserves the right to terminate this Agreement for: Violation of terms Disturbance of neighbors Illegal activity Unauthorized occupants or pets Early termination by Guest does not guarantee a refund unless otherwise stated in writing. 11. GOVERNING LAW This Agreement shall be governed by and construed in accordance with the laws of the State of Colorado. 12. ENTIRE AGREEMENT This Agreement constitutes the entire understanding between the parties. No verbal agreements shall be binding. Payment of the rental fee constitutes full acceptance of all terms and conditions herein.
