Rent Payments Rent is due on the 1st day of each month. Tenant is provided a five (5) calendar day grace period following the due date. Renters Insurance Renters insurance is strongly recommended to protect the Tenant's personal belongings. Tenant Default Tenant shall be considered in default of this Lease if any of the following occur: Failure to pay rent or other amounts due under the Lease. Material violation of any Lease term. Illegal activity occurring on or around the premises. Repeated violations of community rules or conduct that interferes with the quiet enjoyment of other occupants. Nonpayment & Lease Violations If Tenant fails to pay rent when due or materially violates any provision of this Lease, the Landlord may issue any notices required under Colorado law.
