Screening Criteria All applicants must fill out an application and qualify based on the below criteria. All individuals to be residing in the home, 18 years of age and older are required to complete an application to allow us to process a criminal background check and must be listed on the lease agreement as an occupant. Anyone under the age of 18 must be listed on the agreement as an authorized person. CRITERIA: Your credit report will be evaluated, and a decision will be made based on the status of the accounts reflected on the report. One or more delinquent accounts, credit score below 580, or rent to income ratio of greater than 30% could cause the application to be declined or could require an additional deposit to be paid (other conditions could be required such as payment in certified funds). An application is automatically declined if there has been an eviction in the past 7 years. If the application is declined or accepted with conditions, the applicant will be provided with contact information for the consumer reporting agencies used to make the decision. If the application is approved and the applicant fails to sign the lease or take possession of the property on the agreed upon date, we may retain any deposit as liquidated damages. CRIMINAL CRITERIA: We will perform an extensive background check based on previous addresses and state in which driver's license was issued. Criminal background checks are performed in accordance with applicable federal and state laws. An unsatisfactory criminal background check or a check that results in pending charges will cause the application to be declined. The application can be declined for any of the following: 1. Crimes that pose a serious threat to the health, safety and welfare of people 2. Sex related conviction (including sex offender registry) 3. Any charges that are listed as "Adjudication Withheld" or "Deferred Adjudication" as well as active status on probation or parole 4. Felony conviction 5. Illegal drug related conviction 6. Prostitution 7. Misdemeanor conviction that involve crimes against persons or property 8. Terrorist related conviction 9. Cruelty to animals related conviction OCCUPANCY GUIDELINES: No more than two people over the age of 24 months may be allowed for each bedroom in the property. Any child under the age of 24 months is not counted as an additional person for purposes of occupancy guidelines. We will conform to local and state requirement if different than stated. PETS: There could be weight and breed restrictions. There is typically a limit of 2 pets and there will be a $750 deposit required. You must inform us of any pets you intend to bring with you so we can confirm they are accepted. Accommodations can be made for ESA classifications by supplying proper documentation.
