**no pets, no exceptions This is the upstairs unit of a beautiful Irvington duplex. It will come unfurnished, but we currently have a tenant in there until May. We live in the downstairs (my partner and I), and we are looking for a respectful upstairs tenant(s). The noise travels a little between floors, and so we want it to be the right fit. We would like quiet hours between 10PM-7:30AM, so if you are someone who has parties or who hosts late night dinner parties, this probs isn't a good fit. Additionally, we are planning to have a baby in November, so we want a tenant who is comfortable using white noise in case the baby is crying at night. The noise mostly travels downwards, so it shouldn't be as much of an issue for the upstairs tenant, but I do want to be fully transparent ! Lastly, the apartment is probably best suited as a giant 1 bedroom apartment, but you can make 2 bedrooms work. The only thing is that there is a Japanese paper screen (see photos) between the "bedroom 2/office" and the living room, which has no noise insulation. Let me know if you have questions about this. We are normal and kind 31 year old people, we just want to find the right fit, hence all the qualifiers :) $1950 + utilities. We split the utilities 50/50 per apartment. They average out to $250/month per apartment, but can vary drastically depending on the month. Because of the baby/noise factor, we just require 60 day's notice if you want to leave, and we will give you 60 day's notice if we want you to move out. No cigarette smokers. No cannabis smoking inside the house. There is plenty of street parking.
