Applicant Qualifications To ensure a positive rental experience for everyone, applicants should meet the following qualifications: Credit history and score will be considered as part of the application review process. Verifiable household income should be at least three (3) times the monthly rent. Employment verification required. Background check, credit check, and rental history verification required for all adult applicants. Tenant Responsibilities Tenant is responsible for all utilities and services, including electricity, gas, water, sewer, trash, internet, cable, and any other applicable utility charges. Tenant must obtain and maintain renter's insurance throughout the lease term, including a minimum of $300,000 in personal liability coverage. Proof of insurance is required prior to move-in and upon renewal. No smoking, vaping, or use of tobacco products inside the home. Pet Policy We understand that pets are important family members and have established the following pet policy: Cats are not permitted. One well-behaved dog may be considered with prior written landlord approval. Approved dogs require an additional pet rent of $189 per month. Tenant is responsible for any damage caused by a pet, including damage to flooring, carpets, walls, doors, trim, landscaping, appliances, odors, stains, or other pet-related wear beyond normal use. Any repairs, cleaning, replacement, or restoration resulting from pet-related damage will be the responsibility of the tenant. Proof of current vaccinations and local licensing (if applicable) will be required for approved dogs. At move-out, tenants with approved dogs must provide proof of professional carpet cleaning and flea treatment, if applicable. Unauthorized pets are not permitted. This pet policy does not apply to qualified service animals or assistance animals as required by applicable law. Maintenance & Property Care Tenant is responsible for a portion of repair costs. Prompt reporting of maintenance issues is appreciated and helps keep the home in excellent condition. Important Insurance Notice The landlord's insurance covers the structure only and does not cover a tenant's personal belongings or personal liability. Renter's insurance is required for all tenants.
