    Spectacular .43-acre lot situated on 250-foot-high (tsunami-proof) bedrock bluff, with unobstructed 16-mile northwesterly Pacific Ocean view all the way to Cape Lookout, Oregon. No homes can ever be built between my lot and the incredible view (SEE ad photo, above, taken from my lot), with a long, curving sand beach and State Park land in the foreground. To the rear, the prestigious gated community of Nantucket Shores is completely surrounded by protected National Forest land, with no homebuilding permitted there, either. I bought this lot at the bottom of the market, in September, 2012, for $270,000 plus mandatory, freely-transferable water + sewer hookup fees of $10,000 = $280,000 total.  The market has gone up since then, with the adjacent lot (Lot #62), with an inferior view to my lot, now priced at $289,000 plus $10,000 for water + sewer hookup fees = $299,000 total. Then, an illness diagnosed in August, 2013 precluded my planned move from North Carolina to Oregon, and my planned custom-home build on the lot. I hired a leading Portland architect, David J. Vonada (who now practices in Tolovana Park, Oregon, a bit farther north on the Coast), to plan, engineer and design a gorgeous 3,400 square-foot custom home, with three bedrooms and three full bathrooms, plus ample front decking, on a single stairs-free level. Then, I spent the better part of a year selecting all USA-made, quality items for the interior and exterior, down to the last doorknob, with CONSUMER REPORTS as a key product guide. My expenses for this are as follows:   (a)Architect's Fees: $32,512.     (b)Engineering Fees: $9,040. (PBS Engineering of Portland).    (c)Building Permit and School Taxes on same: $5,647.  Though the Permit expired in May, 2014, it can be restored and reactivated for just $1,426.22.  (d)Homeowners Association Plans Review: $2,149.  (e)TOTAL I SPENT = $62,687. ****NO REASONABLE OFFER WILL BE REFUSED ON THE ABOVE ITEMS, AS A PACKAGE. A BUYER MAY BUILD FROM MY OWN PLANS, OR ALTER THE PLANS TO SUIT, AT A SMALL FRACTION OF THE FEES REQUIRED TO START FROM SCRATCH (as I did in CY2013). PLUS, A FULL YEAR WILL BE SAVED IN BUILDING AND COMPLETING A NEW CUSTOM HOME ON THE LOT.**** DISTANCES:  (a)PACIFIC CITY: 3 miles south.  (b)LINCOLN CITY: 17 miles south.  (c)TILLAMOOK: 18 miles north.  (d)PORTLAND: 84 miles northeast.
