This is a perfect family home. Chappie's investments will provide a nice clean house in reasonably good condition. In the past we have found if we provide a clean person with a nice home, they will take care of it and the house will become cleaner and nicer. On the other hand, if we provide a clean house to a dirty person that house becomes run down dirty and unattractive. Do you have the ability to keep the house clean inside and out? Yes or No You're renting the house which comes with basic homeowners' responsibilities if you're not willing to accept those responsibilities you probably want to get in an apartment or a complex that provides that for you, landlord is not a maintenance man. Please answer the following questions? Outside of house 1)Do you have the ability to keep the yard cut weeds down and landscaping looking nice? Yes or no 2) do you have the ability to take care of outside of the house including screen, screen doors fences gates siding porch and railings? yes or no 3) tenant will be responsible for any fines from the city of Piqua, do you agree Yes or no 4) understand outside water hoses must be removed off spicket's in wintertime to prevent freezing, If water spicket freezes tenant agrees to pay for all damages and a minimum of $250 to replace the frozen water spicket, do you agree Yes or no Inside of House 1) Do you have the ability to take care of loose bolts screws and nuts common household maintenance things like, but not limited to changing furnace filters check smoke detectors monthly (report broken detectors to landlord) replacing light bulbs door handles doors drawers keep the house odor free Yes or No? 2)Do you have the ability to take care of hair clogs and drain traps and clogged toilets? Y or N When I rent A home the drains are clear and free and working. The only thing that stops a drain from working is if something gets in it that should not be in it. Land lord agrees not to put anything in the drains to clog it. what you do is up to you. Just because somethin says it is flushable does not mean it will not clog the drain, toilets are for human waste and small amount of TP only if you have bigger waste in one setting you may need to double flush. I believe you have to be care full of what you put in kitchen sinks, Garbage disposals are not magic and and traps in all drains have a reason and may need regular maintains. Land lord may assist in Issues But he does not respond to demand 24/7 3) Landlord is not responsible for Mother Nature, ants mice bugs bedbugs, squirrels and other creatures of Mother Nature, landlord will provide a clean bug free house, but cleanliness is the best prevention, but sometimes you can't stop Mother Nature. Landlord is not an exterminator if you run into problems do you have the ability to use YouTube to find out the resources to get rid of common bugs or call exterminator yes or no. 4) Never paint or do improvements without landlords' consent Do you agree Yes or NO 5) Do you have checking account? yes or no 6) have you ever been evicted? Yes or no 7) Do you have to register as a sex offender, or have you ever had a domestic violence charge? Yes or no Pet policy Pets on separate pet lease, there is a damage deposit and a $75 a month fee per pet. No dogs that are on the insurance policy's vicious dog restriction list. do you have pets? Yes, on no what type of pet _______________breed______________ must provide picture of dogs and you must have proof of renters insurance with pets' coverage. will have a none refundable damage deposits of $ 500 upfront Together we will take picture of all doors rooms and walls and outside of the home and if at the end of lease, Landlord has an option to give back the damage deposit to the tenant if no damage is done . Landlord has been bite 4 times by dogs in his 27 years as a UPS driver 3 out of the 4 dogs have never bitten anyone before. An notices the way the dogs jump on doors when no one is Home and how dogs outside can bug and disturb the neighbor Hood. And understand the neighbor hood has a right to live in their homes in Pease. and if the pet becomes a nuisance, the problem has to be removed. I take my Responsibility as A responsible Landlord very serious, everyone thinks I can control what happens in my rentals, So I do my best to follow what is right to do. But I have to Except the things I can not change, and change the things I can change. This is just my basic beliefs of what I believe, And you can decide if we should make and agreement together so read and understand before We sign a lease. I believe most problems are misunderstanding So I will tell you what I understand and what I believe Up front. I will ask you questions and understand The only reason I ask is because They are things that i need to know to make a decision on the lease agreement and will hold myself and you to that question At signing of the lease we will review this understanding and make sure we both of us are on the same page to prevent a misunderstanding that leads to a problem. this does not take place of the lease. but helps avoid problems.
