After almost fully renovating the bathroom (including with floor to ceiling marble (must see to appreciate), color changing down-lights, speakers in the walls, a water-proof TV in the bathtub area and a jacuzzi tub with two large niches decorated with mural tile for storage, I am faced with the decision of investing more money into the apt or selling it as-is and moving on. - The apt has its own electrical panel (no more calling the Super and waiting for power to be restored if a circuit breaker trips).
- The building has a friendly & live-in Super.
- the apt. needs some work, but I'm a licensed contractor and I'm willing to renovate it to your preferences if we make a deal!
- The bldg is located within a 7-minute walk to the 2, 3, 4 and 5 trains at Franklin Ave & Eastern Parkway, & across the street from the Brooklyn Botanical Garden.
- A new building across the street has garage spaces available for lease! No more looking for parking!
- Low maintenance of $688, as this is an income-restricted, HDFC building, so if your income is w/in the building's limits, now is the time to get in. Once you're in, they never means-test you again!
-Low transaction fee on sale, but NO FLIP TAX!
