This will go fast so please don't wait. The rent for this property is $2500 per month plus $25 per pet, per month, if applicable. Utilities will be paid by the tenants so you will put the electricity and gas in your name and pay that each month. In Plano, the water utility stays under the owner's name, but you will be responsible for paying that bill every other month. Lawn maintenance and snow removal will be the responsibility of the tenant. We have a home warranty company for the property, so any issues that arise with hvac, garage opener, appliances, washer/dryer, plumbing, etc, please let me know asap and I will have a repair person come to the home. At the time of signing the lease, we collect the first month's rent, $250 water deposit, $250 per pet deposit, $150 annual leasing fee and between 1.5 to 2 months worth of security deposit. The security deposit is dependent on the credit check, background check, etc. If the credit check is less than what we are expecting or if the bank statements or income verification is less than what we are expecting, we will ask for the full 2 months worth of security deposit. At the end of the lease, if the home is in the same condition as when you first rented it and we have been reimbursed for the final water bill, the 2 month security deposit and water deposit are refunded in full. The annual leasing fee is a $150 fee that the renter pays each year amd we send to the HOA.
