Applicants who are first-time renters or who do not have sufficient income may qualify by having a qualifying lease guarantor. The guarantor must sign the lease agreement.
No more than two occupants per bedroom.
Employment and monthly income must be verifiable. The total monthly income of each applicant excluding spouses must be 3 times the monthly rent. All roommates must qualify individually.
Applicant(s) may be denied occupancy for the following reasons:
- Credit score less than 620
- Insufficient income
- Criminal history
- Poor credit history
- Poor rental profile of any applicant (rental history reports are obtained)
- Rental history of:
1. Non-Payment or frequent late payment
2. Eviction
3. Poor Housekeeping
4. Poor supervision of applicant's children
5. Unruly or destructive behavior by applicant, applicant's children or applicant's guest's
6. Violence to persons or property by applicant, applicant's children or applicant's guests
