The initial lease term shall be six (6) months. If both the Landlord and Tenant are satisfied with the arrangement and mutually agree to continue, the lease may be extended for an additional one (1) year. Thereafter, the lease may continue on a year-to-year basis unless terminated by either party in accordance with the notice requirements outlined in the lease. The monthly rent includes all utilities, and no additional utility fees or service charges will be assessed unless otherwise agreed to in writing. Rent is due on the date specified in the lease agreement. Upon signing the lease, the Tenant is reserving the room for their exclusive occupancy. If the Tenant signs the lease but fails to take possession of the premises on the agreed-upon move-in date, the Tenant remains responsible for paying rent and complying with all terms and conditions of the lease until the lease is lawfully terminated or a replacement tenant is approved by the Landlord. The Tenant agrees to maintain the room and all shared living areas in a clean, safe, and respectful manner.
