Sample Lease Terms & Rental Policies Lease Term
Minimum stay of 30 days. Flexible lease options of 30, 60, 90 days, 6 months, and longer are
available based on availability.
Monthly Rent
$3,295 per month. Rent includes furnishings, high-speed Wi-Fi, reserved parking, water, sewer,
trash, and starter household supplies. Electricity is included subject to normal residential use.
Security Deposit
Refundable security deposit: $1,500. Returned after move-out inspection, less any deductions for damage beyond normal wear, excessive cleaning, missing items, unpaid rent, or lease violations.
Application & Screening
Every adult occupant (18+) must complete an application and pass identity, credit, eviction, and
criminal background screening. Applicant pays the screening fee if applicable.
Income Requirement
Preferred household income of at least three (3) times the monthly rent, or proof of employer-paid
or agency-paid housing.
Occupancy
Maximum occupancy of four (4) persons unless otherwise approved in writing. No subleasing. Additional guest are not allowed for more than 5 days without written consent.
Utilities
Utilities and Wi-Fi are included. Excessive utility consumption may result in additional charges if
provided for in the lease.
Pets
No pets without prior written approval.
Smoking
Smoking and vaping are prohibited inside the property.
Cleaning
The property is professionally cleaned before arrival. Tenants should maintain the unit during their stay. Additional cleaning charges may apply if the property is left excessively dirty.
Maintenance
Please report maintenance issues promptly. Emergency repairs will be prioritized.
Parking
One designated parking space is included. Street parking may be available where permitted.
House Rules
No parties, unauthorized guests, illegal activity, or excessive noise. HOA and community rules must
be followed.
Extensions
Lease extensions are welcome based on availability and mutual agreement.
