Washer and dryer in unit. Backyard area upgraded with pavers and very low maintenance upkeep. Community pool in townhouse complex. Unit is move in ready. The property is currently occupied with tenants expecting to move out between April 1-15. It is unknown the exact dates we can show the property as coordination with the current tenants is required. Estimating that the rental will be ready some time between April 1st through May 1st. Open house will be Sat-Sun (3/15-3/16) from 1030am to 130pm. If you visit the property, please only park in VISITOR spots marked with a "V" or along the public street. Owner pays for water, garbage, and HOA monthly dues. Renters to pay PG&E, cable, and all other utilities. If renters don't follow HOA guidelines and a fee/fine is charged, renters are responsible for paying said fee/fine. Renters are responsible for the upkeep of the backyard area. Absolutely, no cats, NO EXCEPTIONS. A small dog is okay. Renter to pay $500 (per pet) pet deposit upon signing lease and will notify owners if a small dog is acquired after lease is signed. Smoking not allowed. Renter will receive one parking permit to use in Visitor spots. You can park your car in the garage, one directly in front of the dwelling in designated spot, and you have one permit to use if needed. Renter is not permitted to park in the same visitor spot for more than 72 hours, after that time a fine will be assessed from the HOA. Renter is responsible for returning property back to owner as they got it, meaning providing proof for professional cleaning when moving out. Credit check to be ran for all adults over 18 years of age, fee paid by renter. Renter is responsible for obtaining renter's insurance.
