The position of the home makes these spaces very separate and hardly any noise transfer. Utilities are very reasonable with a solar electric and on-demand tankless hot water heater. What else? There are great outdoor areas, you're super close to Mt. Tabor for walks and sunsets, and 4 minute walk to the 15 line downtown.
