You are also welcome to drive by and view the exterior of the property at your convenience. Utilities: Tenant is responsible for payment of all utilities associated with the property, including but not limited to electricity, water, gas, sewer, and trash service. No Smoking: Smoking of any kind is strictly prohibited inside the property. Yard Maintenance: Tenant is responsible for maintaining the yard, including mowing, edging, weed control, and general upkeep to keep the exterior clean and presentable. No pets will be allowed I also want to be upfront that the home is located in a flood zone. In the past, there has typically been a 24 48 hour notice if water levels are expected to rise, which gives time to prepare. To my knowledge, it's been about 4 years since the last incident. There is flood insurance on the home, and you're welcome to get your own renters insurance for additional coverage if you'd like. In the unlikely event that flooding does occur (which is rare unless the dam is opened), you would not be responsible for rent during the time the home is being repaired for that month.
