**LEASE TERMS** * Lease Term: 12-month lease. * Rent: Due on the 1st day of each month. * Security Deposit: One month's rent due before move-in. * Utilities: Tenant is responsible for gas, electric, internet, and any other optional services. Landlord pays water and sewer. * Occupancy: Only individuals listed on the lease may occupy the property unless approved in writing by the landlord. * Pets: Pets are negotiable and require prior written approval from the landlord. Additional pet rent and/or a pet deposit may apply. * Smoking: No smoking or vaping inside the residence. * Maintenance: Tenant agrees to keep the premises clean, promptly report maintenance issues, and be responsible for damage beyond normal wear and tear. * Alterations: No painting, remodeling, or alterations without prior written permission from the landlord. * Parking: Parking is permitted only in designated areas. * Late Fee: Rent not received within 5 days of the due date will incur a $50 late fee, plus $10 per day thereafter, up to the maximum allowed by New York law. * Entry: Landlord may enter the property with reasonable notice as permitted by New York law, except in emergencies.
