Lease Terms and Conditions: Utilities Responsibility: The Renter shall be responsible for the payment of all utilities, including but not limited to electric, water, sewer, and gas. The Owner shall cover the costs of the Homeowners Association (HOA) fees. Rent Payment: The monthly rent payment is due no later than the beginning of each month. For example, if the term commences on May 20th, the renter must remit payment by May 19th. Failure to make timely payments will result in a late fee equivalent to the daily rent amount divided by 30, for each day the payment is overdue. Late Payment and Lease Termination Clause: If the rent payment is overdue by six days or more, the lease term will be subject to termination. In such cases, the security deposit will not be returned, and the Renter will be legally obligated to vacate the premises. Any costs associated with the enforcement of this provision, including legal fees and eviction expenses, will be borne by the Renter. Deposit Payment Deadline: The security deposit must be paid within five days of signing off the lease agreement. Payment Method: All payments, including rent and the security deposit, must be made through Zelle, Venmo, or PayPal. No Smoking Policy: Smoking is strictly prohibited within the premises of the property. Pet Policy: Small pets weighing up to 20 pounds are permitted with prior approval from the Owner.
