    Outstanding neighborhood dominated by a 123 acre National Wildlife Refuge with miles of trails along the river and tidal creek, across the street from Lot 2. Land is level and usable, in grass. 204 feet of frontage on the Rappahannock River and about the same frontage on Caroline Street. This tract is next to a Virginia Department of Historic Resources conservation easement which protects Townfield. Another conservation easement is across the river and 'protects the views from Port Royal', that is also to the Virginia Dept. of Historic Resources and is known as the Columbia Walker easement. No HOA, but there is a set of Covenants and Obligations of record, and the property is sold subject to those requirements. Caroline Street was built to state specs but is not yet in the state system.
