The Neighborhood: The Barnhouse is located in a highly established, exceptionally quiet, and tight-knit neighborhood where most homeowners have happily resided for well over thirty years. Located across from our organic farm, the tenancy requires someone who understands and respects rural privacy. The Layout: The upstairs features one bedroom, bath with separate tub and shower, comfortable and spacious living room, and a large open kitchen (1950's vintage sink) equipped with a stove and refrigerator (please note: there is no dishwasher). The highlight of the upper level is a big, private wooden deck the perfect spot for morning coffee, birdwatching, or outdoor dining among the trees. The lower level offers a very large detached room with its own private exterior entry. Because it is completely separated from the upstairs living area, this versatile room has served as the ultimate work-from-home office oasis, a second bedroom, an expansive fitness studio, or creative workshop. The cottage's washer and dryer are also conveniently located in the building. Excellent references from landlord (from last two rentals), income verification, and credit report required (+700) prior to scheduling an in-person visit. Tenant Responsibilities & Utilities: ~ Tenant pays for electricity, heating fuel, and internet/media services. ~ Tenant is responsible for maintaining the immediate area directly surrounding the cottage and parking area. Move-In Costs: ~ First and last month's rent ($3200.00); ~ $1500.00 security deposit required at lease signing. Companion Animals Requirements -- this policy is part of the Lease Agreement. Tenant(s) agrees to comply and enforce this policy. We love animals both domestic and wildlife. Your companion(s) is welcome IF very well behaved and socialized, accompanied by very well behaved and socialized humans. All animals must be current in vaccinations; spayed/neutered and proof they have no fleas. Owners are responsible IN FULL for ALL damages (over and beyond pet fee). Vacuum and clean carpet regularly to keep pet hair/accidents to a minimum. Pets must be clean with no fleas or ticks. Please dispose of cat litter and poop properly and keep the grounds clean. CAT OWNERS: Litter box should not be placed on wood floor or in the hall closets. Used litter and urine gets between the floor spaces and creates terrible odor that is impossible to clean. All dogs (yours or visitors) must be on a leash outside This is for everyone's protection, and there is a county-wide leash law. Our farm has free-ranging critters, who are part of our farm family, and we cannot risk your pet attacking and killing them. We have learned this with tragic outcomes. ANY DOG ATTACK ON OUR ANIMALS WILL RESULT IN AUTOMATIC TERMINATION OF THE LEASE. Pets may NOT be left in the cottage unattended for long periods of time. We feel it is cruel to leave a pet unattended all day or evening.
