    Presenting a Combination farm with plenty of income and excellent hunting. Harrison County is known for great deer hunting, and this farm is an excellent example. This property hasn't seen much hunting pressure in recent years, and is home to a thriving deer herd. Deer sign from the recent rut is impressive throughout the property. Even though we didn't get trail cameras out until late December, we have already seen some nice bucks. This farm is very huntable with numerous small fields cut by timbered draws, and pockets of brush and timber. Wildlife here have plenty of water thanks to a hidden pond with a concrete waterer, plus Polecat Creek winds through the tract. Open areas of the farm include a creek bottom tillable field, CRP fields, plus an open grass field that has been used as pasture. The 14+- acre tillable field lays very well and is in excellent condition, comprised mostly of Nodaway silt loam soils with 0-2% slopes and an NCCPI rating of 80! This is a very nice crop field. The north end of the farm offers more productive land with 9+- acres of pasture.
