ADDITIONAL PROVISIONS
The Property is being offered primarily as a furnished residence.
Landlord reserves the right to modify, remove, or add furnishings prior to execution of a lease agreement.
All furniture, furnishings, artwork, electronics, fixtures, and personal property listed above shall remain with the unit and may not be removed, replaced, stored, transferred, or disposed of by Tenant without Landlord's prior written approval.
Tenant shall be responsible for loss of, damage to, or replacement of furnished items beyond ordinary wear and tear.
The furniture security deposit shall not limit Tenant's liability for damaged, destroyed, or missing furnishings or personal property.
Tenant shall maintain renter's insurance throughout the lease term and provide proof of coverage prior to occupancy.
Subleasing, assignment of the lease, short-term rentals, Airbnb, VRBO, corporate housing re-rentals, or similar arrangements shall not be permitted without Landlord's prior written consent.
Tenant shall return the unit, furnishings, appliances, and included items in substantially the same condition and level of cleanliness as received, ordinary wear and tear excepted. Professional cleaning costs may be deducted from the security deposit if necessary.
A detailed furniture and contents inventory with photographs shall be completed prior to occupancy and acknowledged by Tenant at move-in. The inventory and photographs shall be used to determine the condition of the unit and furnishings at move-out.
No furnishings, furniture, accessories, artwork, electronics, or personal property not specifically listed above shall be included unless expressly agreed to in writing.
Landlord retains sole discretion to accept or reject any applicant for any lawful reason.
No brokerage compensation shall be earned unless Landlord executes a lease agreement with a tenant.
