Utilities: Tenant is responsible for payment of all utilities, including but not limited to electricity, gas, water, sewer, internet, cable, and any other services or utilities used during the tenancy. Landlord will not be responsible for any utility payments or service setup. Landlord will provide one roll away trash can that must be secured inside the garage except on trash day. 2. Smoking Policy: Smoking of any kind (including tobacco, e-cigarettes, vaping, or any other substances) is strictly prohibited inside the premises and all common areas. 3. Pets: Up to two (2) small dogs are permitted with prior written approval from the Landlord. "Small" is defined as dogs weighing no more than 25 pounds each when fully grown. No other animals are allowed. Tenant must comply with all applicable pet addendums, including payment of any required pet deposit, pet fee, or monthly pet rent (if applicable). Tenant is fully responsible for any damage or cleaning related to approved pets. 4. Vehicles: No inoperable, non-running, or unregistered vehicles are permitted on the property at any time. All vehicles must be operational, currently registered, and parked only in designated parking areas. Tenant may not perform major vehicle repairs on the property. 5. Prohibited Items: Boats, campers, recreational vehicles (RVs), trailers, or similar large recreational equipment are not allowed to be parked or stored on the property at any time. 6. Tenant must allow Landlord or Landlord's proxy to periodically inspect condition of property with a reasonable notice.
