In the event that any of these appliances malfunction or become inoperable during the lease term, the Landlord will not be responsible for repair or replacement. The Renter may choose to repair the appliance at their own expense or replace it with their own equipment, which must be removed at the end of the lease unless otherwise agreed in writing. 2. Utilities The Renter is responsible for all utility services associated with the property, including but not limited to: gas, electricity, water, sewer, trash, and internet. 3. Maintenance Requests A $50 service fee is required for each maintenance request submitted by the Renter, except in cases of emergency repairs required by law. 4. Smoking Policy No smoking is allowed inside the house. Violations may result in cleaning fees and/or lease termination. 5. Lawn Maintenance and HOA Compliance The Renter is responsible for regular lawn care and landscaping, including mowing, edging, and general upkeep, to maintain a neat and clean appearance in accordance with Homeowners Association (HOA) requirements. If the Renter fails to maintain the lawn or violates HOA property appearance rules, a $50 administrative fee will be charged in addition to the cost incurred by the Landlord to hire a third party to correct the issue. The Renter is also responsible for paying any fines issued by the HOA due to non-compliance. 6. Texas Rental Criteria Disclosure In accordance with Texas Property Code 92.3515, applicants are hereby informed of the rental screening criteria used to evaluate applications. These criteria may include: Criminal background history Rental history and prior lease performance Income and employment verification Credit history and financial responsibility Completeness and accuracy of the application Please note that all application fees are non-refundable, including in cases where the application is denied.
