Minimum FICO score of 650 Rental history and/or credit history and verification of income will be used as criteria in consideration of this application, Landlord shall not consider that history beyond 7 years immediately preceding the date of the application Landlord uses criminal history as a criterion in consideration of this application, Landlord shall not consider that arrest record from any time or any conviction that occurred more than 5 years before the date of the application; except for some specified convictions or deferred judgments If the landlord denies this rental application, Landlord shall provide a written notice of the denial that states the reasons for the denial. 12-month lease minimum. Tenant pays all utilities (gas, water, electric) and trash. No smoking allowed inside home. THE COLORADO DEPARTMENT OF PUBLIC HEALTH AND ENVIRONMENT STRONGLY RECOMMENDS THAT ALL TENANTS HAVE AN INDOOR RADON TEST PERFORMED BEFORE LEASING RESIDENTIAL REAL PROPERTY AND RECOMMENDS HAVING THE RADON LEVELS MITIGATED IF ELEVATED RADON CONCENTRATIONS ARE FOUND. ELEVATED RADON CONCENTRATIONS CAN BE REDUCED BY A RADON MITIGATION PROFESSIONAL.
