*This lot was established as one square acre, and was listed as such on official property records for years - but that 1 acre legal description included a 40 foot easement out front, for the road and utilities. A few years ago, the easement was apparently changed to ownership by someone else (the government?), the lot size was shrunk by that 40 feet, and the tax liability was reduced proportionately. So the legal description for this property is no longer 1 acre, even though the realities of living on the property are unchanged since its establishment (tho lower taxes). With the surrounding areas being undeveloped (with a 5 acre minimum anyway), this 0.82 acres feels like 400. It is fair that folks looking for an acre have an opportunity to become aware of this offering, rather than let the algorithim weed it out.

*Curious about the drainfield “correction?” In dotting the i’s and crossing the t’s on this property, I realized that the 2019 drainfield crossed my property line into my neighbor’s land. It was ridiculous how hard it was to convince the 2019 contractor, AND the county health department – which had signed off on the 2019 drainfield – to get their fannies out here. Once they did, their screw-up was obvious even to them. So, in April 2024 they pumped my tank, removed the excess drain line lengths from my neighbor’s property, and added a fifth drain line within my parcel. So, the 2019 errors resulted in a free pumping of the tank, an inspection of the current lines (just fine!), and the addition of a 5th drain line that adds years to the life of the system (per the county health inspector).
What the owner loves about this home
This home provides a quiet, peaceful family setting; it's a great retreat from the hassle of the day, and it is a part of the natural beauty of the area. You will see deer and wild turkeys outside the back fence, and in 2025 approximately 75 Monarch butterflies were successfully reared on the Milkweed growing here. The front beds are full of wildflowers; many are natives, and I try to have something blooming year round. In September, the swamp sunflowers suddenly shoot up and out, rising above the gutters. I love having the pollinators around and I try to support them. I love living in a farming community; across the street, the owner ran cattle for 3 years and, in 2025, planted watermelons for the first time. Just north of him is the Boyd Family's U-pick farm, so if I want pumpkins, strawberries, and other veggies, I am all set. The folks around here are very nice - they stay out of your business, but if they see you with a need, they are all in to have your back.
