Applicants will be asked to submit pay stubs and/or pay statements from the past 90 days with their application. In case Applicants do not receive pay stubs or statements we may require Income tax statements from the past 3 years. We may require other documentation of income and sufficiency of funds. Credit History: TransUnion's SmartMove score is used in part to evaluate the applicant' credit history and ability to pay rent when due. We look for a score of good or excellent. A guarantor* may be needed where the applicant's credit history falls in the 'medium risk' range. An applicant may be declined if their credit history indicates high risk. We reserve the right to make a determination of the applicant's qualification based on our own assessment of all the information we gather, and not rely on the suggested assessment from Smart Move. Criminal History: After initial approval of an application, based upon meeting the above qualifications, a criminal background check is needed of all applicants. If criminal history is found, an individualized assessment of the applicant's criminal history will be conducted in accordance with the Cook County Just Housing Amendment (JHA). An applicant will have the right to dispute the accuracy of the conviction history and to present mitigating evidence of good conduct and rehabilitation that have occurred since any conviction for recent criminal activity (last 3 years).
