Brand new wiring throughout, including the breaker box, just needs inspection. Also I got the wrong breakers so they need swapped out. The ramp to back door has had several boards replaced and has been water sealed. Tons of trash has been removed. There are 2 outbuildings in good condition. One is a she shed that was previously used to house an ongoing yard sale. The other is a tool shed/barn. One home inspector said that if you do the work yourself you can expect to spend $10,000 in repairs, including replacing the outdated central heat and air unit, but if hiring out the work, he estimated $50,000 in repairs. That aligns with my own calculations, but with that done the after repair value would easily be $200,000+. There's plenty of room for profit here. At this point, all the hard work is done, the rest is pretty much cosmetic. Note: I am currently living in the home but am 99% packed. Many of the pictures in the listing are from before I moved in. I am ready to move on May 18 or after. I will need earnest money for moving expenses before closing or a post occupancy agreement. As there are repairs needed, house won't qualify for conventional financing. This is a cash sale for $129,500 or best offer.

There is a cornfield on one side and an empty lot on the other, so there's plenty of privacy, and the neighbors across the street are friendly and helpful. This is right on the highway so you get the country feel with city convenience. The house sits near the top of a hill so the views are spectacular year round. You can watch 4th of July fireworks from the front porch. You can also see the aurora from the front porch when conditions are right. There's lots of wildlife including hawks, pileated woodpeckers , numerous songbirds, deer, opossum, coyote, fox, etc.
