There is a family room with a wood-burning fireplace and a formal dining and breakfast room. The kitchen has an island with a breakfast bar. There is a laundry room with many shelves for storage on the entire wall across from the washer and dryer area. The master bath has a jetted tub, a separate shower, a separate/enclosed toilet area, and a walk-in closet. The refrigerator, stove, and dishwasher belong to the owner and are included with the sale of the property. There is a HOA of $100 per year. The entire roof was replaced in April 2019 and has the GAF Golden Pledge warranty. I just had the roof checked Feb 2025 by the roofing company and there were no issues. The Chimney was updated with new trim and freshly painted. The A/C unit was replaced new in July 2023 and is therefore less than 2 years old. There is a 12-year parts and 6-year unit replacement (Compressor) warranty. Long-term tenant since 2019 and would love to continue to stay there. The current lease must be honored according to Texas laws. The house is in a great area with wide streets and well-maintained homes. The property is sold AS IS. No work will be done to the property by the owner. As of today, everything is in good working condition with excellent warranties on the roof and the a/c unit. Before the property is shown to a prospective buyer, you must provide a statement from a financial institute of available funds or credit approval where I have permission to get verification by phone as well. This is to provide less disruption to our tenant as well as to entertain only serious inquiries.
