The following may result in denial or conditional approval: History of eviction or 3-day notice to vacate Insufficient or returned checks Past due rent or outstanding charges to a landlord Property damage or failure to give proper notice Disruptive behavior or falsified application information Income & Employment Requirements Monthly income must be at least 2.5 times the monthly rent. Verifiable employment and/or income is required. If employment cannot be verified, a current pay stub must be provided. Self-employed applicants must provide two years of tax returns. Credit Requirements A minimum credit score of 580 is required. Excessive collections may result in denial. Open (non-discharged) bankruptcies will result in denial. Applicants with a discharged bankruptcy must have at least 6 months of positive, re-established credit. Automatic Denials Criminal Background Applications will be denied for: Any felony conviction within the past 10 years Convictions involving fraud Violent offenses against a person or property Multiple criminal offenses Registration as a sex offender Important Notes Tenant is responsible for all utilities. This property is not approved for housing vouchers through the Tarrant County Housing Assistance Office. All prospective tenants must view the property in person. Sight-unseen applications will not be accepted. Pets are considered on a case by case basis with a $250 non-refundable pet deposit per pet.
