    What's special

Renovation Needed. Once in a lifetime opportunity to own a single-family, 5-story 1897 Renaissance Revival Townhouse with an abundance of original 19th-century detail located in the heart of the Central Park West Historic District. This 17-ft wide townhome contains 5,127 square feet with an additional 1,077 square feet in the cellar, 547 square feet of outdoor space, and air rights to design a bulkhead on the roof. The grand parlour floor boasts 11'4" high ceilings and features original woodwork, original fireplaces, pocket doors, beautiful stained glass, bay-windows, a formal stair hall, butler's pantry, and a turn-of-the-century hand-painted ceiling in the parlour room. The bottom three stories have a 14' x 9'6" extension into the large 547 square foot south-facing private garden. 32 West 85th Street is one of a group of three houses built in 1897 by architect George Frederick Pelham for developers Peter Wagner and Robert Wallace. Wagner and Wallace acquired two 25-foot wide building lots and constructed three magnificent houses. George Frederick Pelham was one of the most prolific designers of residential buildings in New York City from the 1890's up until the Depression. Pelham was best known for designing many single-family townhouses until the end of the townhouse era in the late 1890's, at which time he began designing the famed apartment houses that line the Upper West Side. This home is one of his final Townhouse masterpieces, retaining many of his original design elements. 32 West 85th Street is located half a block from Central Park and the Jacqueline Kennedy Onassis Reservoir. All of the Upper West Side's finest dining, shopping, and entertainment options are right at your doorstep as is public transportation with the crosstown bus on 86th street and both the B/C and 1 trains nearby. This townhome has unusually low taxes, with lot dimensions of 17-ft x 102.17-ft and building dimensions of 17-ft x 55-ft.
