Laundry: Access to washer and dryer on-site. Housekeeping: Common areas are professionally cleaned once per month. SHARED SPACES & ACCESS Bathroom: Shared with one (1) other tenant. Kitchen: Limited access. Includes use of Microwave, Sink, Stove, Oven, and Refrigerator. Living Areas: Access to formal and informal living rooms and fireplace. Parking: Assigned private carpool parking space #46. HOUSE RULES & RESTRICTIONS To maintain a quiet, professional, and respectful environment, the Tenant agrees to the following: No Smoking/Drugs: Strictly a smoke-free and drug-free property. No Pets: No animals of any kind are permitted. No Guests: To ensure privacy and security, guests are not allowed at any time. No Parties: This is a quiet household; loud gatherings are prohibited. No Home Sales: The premises shall not be used for business or "home sales." Space Heaters: For safety and utility reasons, personal space heaters are strictly prohibited. ELIGIBILITY & DOCUMENTATION This agreement is contingent upon the Tenant providing: 1. Background Check: Successful clearance of background check. 2. Last Rentel: Contact Location address and phone number for background check. 3. Proof of Income: Two (2) most recent pay stubs. 4. Employment History: Minimum of one (1) year of steady employment. CONDITION OF FURNISHINGS The bedroom is fully furnished. The Tenant agrees to maintain all furniture and the room in good condition, allowing for normal wear and tear. While the Landlord will provide and restock general household supplies (such as cleaning products or shared kitchen staples), the Tenant is responsible for providing their own personal hygiene items and linens, including towels and bedsheets.
