Welcome to 111 Eames Way, a well maintained home set on a private and peaceful lot in Marshfield's desirable Little Italy neighborhood.
According to town records, this 3 bedroom, 3 bath home offers approximately 2,695 square feet of living space with a comfortable open floor plan designed for both everyday living and entertaining. Rustic wide pine floors add warmth and character, while the centrally located fireplace with wood stove creates a cozy gathering place at the heart of the home.
The kitchen features a large granite center island with seating, making it a natural gathering spot for meals, conversation and entertaining.
One of our favorite spaces is the beautiful screened in three season porch overlooking the yard, a wonderful place for morning coffee, summer dinners, or simply enjoying the peaceful setting. A deck provides additional outdoor living space.
Upstairs, the spacious primary bedroom is located over the garage and includes a walk in closet. Having the laundry conveniently located upstairs near the primary bedroom makes everyday life that much easier.
The walk out basement offers even more flexibility, with approximately half of the basement finished for additional living, recreation, office or hobby space. There is plenty of storage throughout the property, including the attic, basement, two car garage and two outdoor sheds. The home also features central air, central vacuum and oil heat.
The property has been lovingly cared for inside and out. The spacious and private yard features established landscaping, including Japanese maple, dogwood, apple tree, lilacs, hydrangeas and Rose of Sharon, providing beautiful color throughout the seasons. A large raised bed garden offers plenty of room for vegetables, herbs and flowers.
The location is another part of what has made this such a special place to live. Eames Way Elementary School and playground are right next door, with access to the extensive Carolina Hill conservation trail network nearby. Despite being close to these neighborhood amenities, the generous lot provides a wonderful sense of privacy and quiet.
Additional features include a mudroom with custom built cubbies, town water and a private septic system.
This is a warm and inviting home with character, space, beautiful outdoor surroundings and a neighborhood setting that is increasingly hard to find.
Offered by owner at $1,400,000.
Property is part of a four-home association established in connection with a new subdivision. The four properties share responsibility for maintenance of the private road.

What the owner loves about this home
What we have loved most about this home is how comfortable and peaceful it feels. The house sits on a large, private lot, yet we are part of a wonderful neighborhood with Eames Way Elementary School right next door and conservation trails nearby.
The screened in porch is one of our favorite places. Whether it is having coffee in the morning, eating dinner outside, or simply sitting and looking out over the yard, it is a space we have enjoyed year after year.
We love the open floor plan and the warmth and character of the wide pine floors, fireplace and wood stove. The kitchen island has always been a natural gathering place, and there is plenty of room for everyone to have their own space.
The yard is another special part of the property. Over the years we have enjoyed the gardens, flowering trees and shrubs, apple tree and all the changing colors throughout the seasons. It is quiet, private and has plenty of room to enjoy being outside.
More than anything, this has been a home that has been truly lived in, loved and cared for. It has been a wonderful place to call home, and we hope the next owners will enjoy it as much as we have.
