I currently do not have my home listed for sale with a Realtor and just testing the waters right now. I have a 4 bedroom (3 legal bedroom, 1 non legal room), 2 full bath home for sale in Harrisburg SD on a corner lot. The bedroom located in the lower level has a large walk-in closet while the other bedrooms have dbl closets. Home was built in 1976 and has about 1800 finished square feet and is a split foyer style home. Home has an oversized 2 car heated garage. The furnace does work in the garage however it has not been used that often. Taxes are about $2576 per year. New windows on the upper level were put in about 2 years ago. New boards replaced on the deck about 3 years ago. New full bathroom added about 6 years ago. The Stove, Refrigerator and Dishwasher are all older units so I will include a $2000 allowance for new appliances. My neighbors house across the street listed about a month ago and received an offer a week later for $302,500. The houses are pretty identical as far as style, square feet and room sizes etc however I do have a bigger garage. I will be in the process of preparing the home for sale doing some painting etc and cleaning out my garage as it is primarily used for storage for my business and it is FULL. I will probably list the home with someone I know in the next couple of weeks if it has not sold by then. This would be the time to take a look because once the home hits the market, it may go up in price. I use to sell homes for 13 years so I can prepare a contract or you can certainly use a Realtor to prepare the contract and I will pay Buyers agent commission. The home is in good shape however the front Gutter and Fascia blew off in the storm last week and I am still waiting on the insurance adjustor to come out before replacing that. The home does have a Radon Mitigation system already installed. Central Air and furnace work just fine.
