Tenant responsible for electricity and WiFi ONLY. Owner provides the following: COX CONTOUR HIGH DEF EXPANDED CABLE TV, water/sewer/trash. Owner pays HOA fee which provides benefits listed above. I'm the owner and will meet with you at the condo to discuss any questions. I maintain my properties to the highest standards and respond immediately to problems. I do ask that prior to scheduling with me that you carefully review and are in compliance with all qualifications listed below. Otherwise it becomes lost time and expenses for all parties involved. QUALIFICATIONS: 1. Primary occupants age 26 or over. 2. Solid rental history with no evictions, etc. 3. Credit score above 680 only please for all adults. If you are unsure please do your own credit check for free using Credit Karma prior to contacting me. 4. Maximum occupancy: 3 persons. 5. Income/debt ratio showing no problem paying rent. 6. Solid employment history which includes being well established at current employment. 7. . All adult parties of the lease must have prior experience living together (and can document). 8. One or two cats allowed (see below) All items above will be researched during a background check which each adult applicant pays for using Zillow. There are no other fees associated with applying. I am strict in my qualifications. If you do qualify, however, I take very good care of my properties, and respond immediately to any problems. Cats - 1 or 2 indoor only, spayed/neutered only, with documentation. Additional $600 pet damage deposit. Although not required, if documentation can be obtained from previous landlord/manager regarding the cat(s) behaviors' in regards to non-damage, it will be helpful.
