It is a great 3rd floor studio in a nice community that all previous tenants have enjoyed. Indeed, it is pretty small. It is ideally suitable for a minimalistic couple or perfect for a student looking for peace and quiet away from the hill, etc. I am a transparent, respectful, relaxed owner who is looking for the same with a tenant-- Pros: Top floor Place to yourself Cheap utilities (is connected to a local solar farm for a small discount each month) Plenty of street parking and personal parking spot Quiet, respectful neighbors Fireplace Friendly community Big windows Modern bathroom and kitchen 45 second walk to Howard Heuston Park and bike trails Close to Safeway and restaurants in North Boulder Well-maintained and private pool for hot summer days Small gym w/ sauna and public clubhouse for studying/cooking Big closet Nice electrical stovetop and amenities (fridge, microwave, good shower pressure) Bike rack inside to hang bike Beautiful trees outside that completely cover the neighboring apartment for full privacy Central A/C and heat Tennis court, beach volleyball court Public BBQ area is awesome Storage unit in the basement for extra things Move-in ready early August Cons: Miscellaneous things that aren't working the best (closet door not sliding smoothly, living area windows require a prop to stay open) No dishwasher. Microwave doubles as the oven. Alternatively, oven can be used in the clubhouse during the day Shared laundry in the basement (coin or digital) Eastish facing windows so not much natural sunlight (only in the morning) Small Looking forward to hear from you if you have any questions!
