1 Linden Ave AVL/NC 28801 - Currently known as Madrigal Arms
She’s at least a century old, originally built (according to the city records and the local newspapers) circa 1905 as a summer house for the Beeman chewing gum family, and used extensively by them for entertaining. She’s been greatly and carefully expanded over the years into a 1930’s quadruplex housing local sanitarium nurses well into the 1940’s and 50’s. All of the ghosts come out to cheerfully dance in the living room when you play big band and swing music - it’s quite wonderful - they’ve always been a friendly group and have never ever ever caused any troubles.
The lot is a corner lot and the way it is laid out the house sits on the south side of the lot, the other half of the lot could easily be subdivided and developed or sold off. I never did that because we enjoyed the yard so much. The B&B down the street did something like that and made like four new lots and sold them off, those new houses (60 and 62 Linden, 42 and 46 Robindale) that were built there are now $650/750K each.
We use the house now as a… House. We have reclaimed three of the apartments Upstairs #3 and first floor #1 and #2 which was really as simple as opening doors. All of these opened into the original central stairway/hallway so we didn't have to make any structural changes. It looks and feels like a house, not three separate apartments. There are five or six bedrooms in this layout, which consists of all of the main and second floor, with two kitchens (if I were going to keep this configuration I would combine the two kitchens by removing the wall between them and take advantage of the pre-existing plumbing) a living room, a dining room, a play room, a library, a craft room/sunroom and three full bathrooms. That leaves the downstairs/basement apartment #4 which we still rent out, it is a one bedroom with a LR/DR/K/BR and a bonus room. It is occupied by a long term (10 years) tenant. I’ve discovered over the years that if you get a good one, stick with them and it is much more rewarding.
I’m not interested in negotiating, I’m not good at it and so I just don’t do it. If you want the house, it is $795K as is. If you let us hold over until next June when the last two of the older boys graduate from Asheville High, I would consider some kind of price adjustment. Please don’t come to me with this thing or that thing, I know what the house is (It’s old AF. It needs quite a bit of refreshment) and I don’t want to sell it to anyone except someone who really wants it. I am not going to deal with any negative karma down the road from someone’s buyers remorse or anything like that. If it is a good deal to you, you understand what it is and you want to buy it, great, and if it is not then pass on by, kind stranger.

What the owner loves about this home
Over the past thirty years I’ve raised six kids here in cooperation with the excellent Claxon Elementary that is only a little more than a block away. It is a perfect location for raising a family, a fifteen minute walk to the middle of downtown, Weaver Park just down the street, Charlotte Street a block away… Perfect for Asheville, really - living ‘downtown’ without the crowds and noise. Downtown is there with a short stroll when you want it, and a quiet peaceful neighborhood when you want that. It’s been perfect for me and my family.
