    The property is a little over 3.5 acres. ––– The house was built in 1963 and is a typical ranch style house with a gabled roof. It is 1829 square feet not counting the garage and has three bedrooms (16x14, 14x12, and 10 by 10, each has a wide closet). All the bedrooms and the adjoining hallway have hardwood floors. There are two full baths (each with ceramic tile tub/shower surround). The family room has a gas-log brick fireplace and has a door to the screened in back porch. The family room is semi-open to the kitchen which has a movable center island. There are two ovens (one electric and one gas with a gas range), and a microwave over it. The dishwasher works fine, but the freezer part of the refrigerator can’t be used. However, there is fully functional upright freezer in the laundry room (along with a washer, dryer, and sink). The laundry room is entered through the kitchen and has an exit to the back yard. There is a covered front porch. The entry hall is carpeted, as is the combined living room/dining room. The living room has a large bay window with a beautiful view of the front yard. The water-heater and central-heat/air are in the 13x30 mechanical room under the house. The screened in back porch which was added in 2018 at a cost of $20,120 is built of treated lumber and has two ceiling fans. Each of the bedrooms has a ceiling fan. as does the laundry room, kitchen and family room. The security system is by ADT. The house has gutters with Leaf Guard and four downspouts. About 15,000 square feet of property was fenced with black anodized aluminum in 2019 at a cost of $15,000. It has two drive through gates and a single sidewalk gate. There is some damage to the fence by the front gate where tree limbs fell but it doesn’t prevent its use and shouldn’t be too expensive to repair or replace that section if you wanted. There is a 28 ft by 12 ft portable building (which was purchased new for $6,728) inside the fenced-in area. It is set on piers so there is a crawl space under it and it has a ceiling fan and a window installed air-conditioner. It has a larger than needed breaker box to handle future additional appliances. We used this building for storage, but it is, in my opinion, in great condition and could easily be fitted out and used as an office. The driveway surface was originally gravel but is now grassed over. The house was built with an attached carport, that was fully enclosed in 2018 at a cost of $6,980. It is sufficient for one car with room for storage on either side. The garage was not included in the 1829 square feet mentioned above. There is room for three cars in the driveway. There is also a 12x24 “picnic shelter” inside the fenced-in area that we used as shelter for our riding-lawnmower, etc. that could be used as a car port. The middle of the property has a small stable/barn next to a fenced paddock for horses, but both the stable/barn and the wooden fencing around the paddock need work. About an acre of land on the back end of the property is heavily wooded The property is being sold “as is.” Price and terms are semi-negotiable in that I am willing to take up to $40,000 of my asking price of $349,000 in the form of the equivalent combined value of a motor home, and/or boat, and/or truck, and/or land, and/or second mortgage.
    What the owner loves about this home
    We absolutely loved our many evenings watching the deer (bucks, does and fawns) that liked to feed on the grass in the paddock located in the middle third of our property while we comfortably rested under the two ceiling fans on the screened in back-porch. Our property has lots of beautiful trees, including Magnolia, Oak, Pine, Hickory, Dogwood, Holly, and Red Maple. The plants added in 2017 included: Gardenia-August Beauty; Boxwood-Winter Green; Yew; Tea Olive; Azalea; Clyeria; and Fatsia, and have matured nicely. There are also several types of lilies planted in various spots around the yard. Another benefit of this home is its location, it’s a short walk to the entrance of Goodale State Park, which consists of 763 acres, including a 140-acre lake that was once a Civil War era mill pond. Admission to the park is free. Dogs allowed. The park also has canoe access to Pine Tree Creek. A canoe trail follows this creek for three miles as it winds through the park’s tall cypress trees. There are shelter rentals, as well as boat and canoe rentals.
